Cap Juluca's new spa expansion required a roofing and waterproofing solution capable of protecting one of the Caribbean's most prestigious luxury resorts — directly on a beachfront site with constant salt-air exposure, intense Caribbean UV, and category-5 hurricane risk. The system had to withstand decades of the harshest tropical conditions while delivering uncompromising quality consistent with the Belmond brand standard.
The build required full integration of below-grade foundation waterproofing, terrace and planter waterproofing, and a flat-roof membrane system — all installed to manufacturer specification and backed by a full system warranty that the resort's facilities team could rely on for the long term.
Every component of the building envelope was installed using manufacturer-certified systems, with full warranty registration handled in-house by Premier Roofing.
The Cap Juluca spa system was specified from the foundation up. Each component was chosen to handle a different layer of Caribbean stress — below-grade moisture, terrace and planter movement, and direct hurricane-grade roof exposure. Together they form a continuous, manufacturer-warrantied envelope.
Blueskin WP200 is a self-adhered composite membrane built from SBS rubberized asphalt integrally laminated to a high-density polyethylene film. It fully adheres to the substrate and eliminates water migration between the membrane and the concrete — critical on a beachfront site like Maundays Bay where groundwater intrusion and salt-air corrosion of rebar are constant threats. The system resists hydrostatic head pressures up to 231 feet, far exceeding anything the spa foundation will ever experience.
CM100 is a cold-applied, moisture-curing fluid waterproofing membrane that cures through reaction with atmospheric moisture into a seamless, rubber-like, impervious membrane. It is purpose-designed for podium decks, plaza decks, balconies, planters, and green-roof assemblies — exactly the kind of complex terrace details a luxury resort spa requires. Because it is fluid-applied, every penetration, drain, and parapet transition gets a continuous, monolithic seal. The system meets ASTM C836 and carries Henry's 10-year limited warranty in its high-build configuration, which is how we installed it at Cap Juluca.
SOPREMA's PVC single-ply roof membrane is one of the most respected commercial roof systems in the world. While standard PVC membranes start at 60 mils, we specified the 80-mil heavyweight grade for Cap Juluca — meaningful additional thickness in a system already designed for long-term commercial performance. PVC offers exceptional resistance to UV, chemical exposure, and the kind of wind-driven rain Caribbean hurricane seasons deliver. The 20-year manufacturer system warranty Soprema issued on this installation reflects the system's performance margin in tropical conditions.
The three systems integrate into one continuous waterproofing envelope from the foundation footing to the parapet wall. Premier Roofing installed each one to the manufacturer's exact specification and registered the full system warranty in Belmond's name. The result is a building that protects itself — and a facilities team that doesn't have to think about it.
